What's Included in Every Garage Door Service Plan
Every Joe's Doors service plan is built around a professional multi-point garage door tune-up performed by our experienced technicians. Instead of waiting for a snapped spring or a stuck door, we inspect, adjust and lubricate the entire system on a regular schedule — annually on the Basic and Standard plans, and twice a year on the Premium plan. A typical maintenance visit covers:
- Door balance and spring tension check
- Lubrication of hinges, rollers, springs and tracks
- Tightening of nuts, bolts, brackets and hinges
- Opener force and travel-limit adjustment
- Photo-eye safety sensor test and alignment
- Auto-reverse safety test
- Cable, drum and pulley wear inspection
- Track alignment and cleaning
- Weather seal and bottom rubber inspection
- Remote, keypad and wall-station check
- Panel, section and hardware corrosion check
- Hurricane hardware and wind-load reinforcement check
Why Garage Door Maintenance Matters in South Florida
South Florida is one of the hardest climates in the country on a garage door. Year-round heat and humidity, salt air near the coast and daily afternoon storms corrode springs, cables and hardware much faster than in drier regions. A spring that might last 10,000 cycles up north can wear out noticeably sooner here — and it almost always fails at the worst possible moment.
There is also hurricane season to think about. A wind-load rated door only protects your home if its reinforcement hardware, tracks and fasteners are tight and rust-free. Our maintenance visits include a hurricane-readiness check, so small issues are corrected long before a storm warning is issued.
Regular maintenance is also the cheapest insurance you can buy for the biggest moving part of your home. Catching a frayed cable or a worn roller during a scheduled tune-up means a quick, planned fix — often covered by your member discount of 10–20% on repair services — instead of an emergency call with a car trapped in the garage.
There is one more reason: every garage door warranty — ours and the manufacturer’s — assumes the door is maintained. Springs that are never rebalanced, rollers that are never lubricated and hardware that is never retightened fail early, and that kind of failure isn’t a defect, so it isn’t covered. Our own Limited Warranty is void if the door goes 12 months without a documented professional tune-up. A service plan is the simplest way to make sure a warranty claim is never turned down.
How Our Garage Door Service Plans Work
Which Plan Fits Your Door?
Basic covers standard residential garage doors up to 16 ft wide and 7 ft high — the typical single or double door found on most South Florida homes. Standard is required for larger residential doors — anything over 16 ft wide or over 7 ft high — and also covers insulated doors and doors with windows, with bigger member discounts and unlimited phone consultation. Premium is the plan for custom doors with added cladding, doors with high-lift or other special lift systems, and commercial garage doors — it doubles the maintenance schedule to twice a year, which heavier and busier doors need.
Have more than one door? The multi-door discount is applied automatically: your second door is 10% cheaper than the first, the third 10% cheaper than the second, and so on.
One more member perk: our standard labor warranty is 1 year. While you’re a member, the labor warranty on every repair or installation we’ve done for you doesn’t expire — and your plan tune-ups automatically keep your warranty valid.
Signs Your Garage Door Needs a Tune-Up
- Grinding, squealing or popping noises when the door moves
- Slow, jerky or uneven travel, or a door that sticks partway
- A door that won't stay open or feels heavy to lift by hand
- Rust spots on springs, cables, hinges or panels
- An opener that strains, hesitates or reverses for no reason
Any of these symptoms means wear is already underway. Call us at 954-799-9787 — service plan members always receive priority scheduling.
Garage Door Service Plan FAQs
How often should a garage door be serviced?
At least once a year for a typical residential door. Doors that cycle many times a day, oversized or heavy custom doors, and commercial doors should be serviced twice a year — which is exactly what our Premium plan includes.
What is included in a garage door tune-up?
A full multi-point inspection and adjustment: door balance and spring tension, lubrication of all moving parts, tightening of hardware, opener force and limit settings, safety sensor and auto-reverse testing, and a corrosion and hurricane-hardware check. It typically takes under an hour per door.
How does the multi-door discount work?
Each additional door at the same property is 10% cheaper than the door before it. For example, if a plan costs $100 per year for one door, two doors cost $190 and three doors cost $271 — the discount is applied automatically when you select your number of doors.
Can I pay monthly or annually?
Both. Every plan is available as a monthly or an annual subscription, and the annual option is the better value — use the Monthly/Annual toggle above to compare exact prices for your number of doors.
Do you service all garage door brands?
Yes. Our technicians work on all major residential and commercial garage door and opener brands, including LiftMaster and other common openers found in South Florida homes.
Can I maintain my garage door myself?
You can keep the tracks clean and report unusual noises, but leave springs, cables and opener adjustments to a professional. Torsion springs are under extreme tension and cause serious injuries every year — and DIY work voids both the manufacturer’s warranty and the Joe’s Doors warranty.
Which plan do I need for my door size?
The Basic plan covers standard residential doors up to 16 ft wide and 7 ft high. If your door is larger than that in either direction, you need the Standard plan. Custom doors with added cladding, special lift systems and commercial garage doors require the Premium plan.
Does joining extend my Joe’s Doors warranty?
Yes — significantly. Our standard labor warranty is 1 year. While your plan is active, the labor warranty on any repair or installation we’ve done for you doesn’t expire, you pay no trip charge on warranty visits, and your plan tune-ups automatically satisfy the maintenance requirement in our Limited Warranty.
What happens to my warranty if I don’t maintain the door?
Our Limited Warranty requires a documented professional tune-up at least every 12 months (every 6 months for commercial and custom doors). If the door hasn’t had one, the warranty is void. Members never have to think about this — we schedule it, do it and keep the record.
What is the Clopay Gold Bar upgrade?
As a Clopay Advanced Authorized Dealer, we can upgrade a new Clopay door with heavy-duty ball-bearing rollers, 20,000-cycle extended-life springs and 14-gauge QuietFlex hinges — and Clopay warrants those parts for as long as you own the door. It’s a paid add-on, typically $300–600 depending on the door. Ask for it on your estimate.
Can I cancel my plan?
Yes — you can cancel anytime, and every plan is backed by our 100% satisfaction guarantee.
